Given the current climate of uncertainty, many people are looking to improve their existing homes instead of moving. But what will ultimately add value to your home - in the long term.

Adding a new bathroom is certainly worth considering.

Here are the main considerations:

• If a home is lacking a downstairs toilet or cloakroom, then have a think about whether you can squeeze one in. Most home buyers are coming to expect this as standard.

• Most of the time bathroom’s add more value than they cost, so you can afford to do a decent job of it.

• Spaces to consider creating a new bathroom from include: large cupboards, understairs spaces, lofts, or even reclaiming part of a large bedroom.

• With careful thought, you can create a bathroom from the tiniest of spaces.

• Have a think about how you will link up the various services you will need.

• Choose neutral styling. Avocado coloured bathrooms have tended to age pretty badly!

A well conceived bathroom can add as much as £10,000 - £20,000 to value so it’s well worth thinking about.
