Creating Living Space Adds Value

Homes with lots of bedrooms and little else, tend to restrict themselves as rental investments. However, if you want to broaden your home’s market appeal, then it’s important to maximise the available living space.

Some things to consider:

• Living space needs to be easily accessible, preferably on the ground floor.

• Consider converting a garage.

• Is there a cellar and does it easily lend itself to conversion?

• You could convert the loft, but this tends to work better in terms of creating an additional bedroom or bathroom.

• Something I learnt when I bought my first home was that a conservatory can be a huge value adder, for comparatively little cost.

• Give consideration to an extension that incorporates an extra bedroom and living space below.
